In general as many investors are property investors, they should be informed that the Tax Office has identified that there are some 1.4 million taxpayers who are property investors and therefore has put a lot of resources into monitoring property investors.
The ATO has found that many investors are claiming deductions which should be capitalised and claimed when the property is sold. In addition deductions such as depreciation and borrowing costs which are claimed over a number of years need to be allocated correctly. Record keeping is always a “bug bear” and records need to kept to support purchase and sale details regardless of when the property was bought or sold.
